π Pre-Approval Document Checklist
Before we can issue your pre-approval, please gather and submit the following:
β Completed Real Estate Investor Application.
β Government-Issued ID (Driverβs License or Passport) β for all entity members, if applicable
β Entity Documents (if borrowing through an LLC, Corp, or Trust):
- EIN Letter
- Articles of Incorporation/Organization
- Signed Bylaws for S-Corps, Operating Agreement for LLC's and/or a Trust Certificate if a Trust is involved
- Certificate of Good Standing (State-Issued)
β Real Estate Owned (REO) Track Record (for new Cap One borrowers only)
β Most Recent (2 months) Asset Statements with all pages, showing available liquid funds. This can be checking, savings, investment and/or HELOC statements.
Tip: Funds must show your name or business name and must include the banks information.
π Additional Documents for Under Contract Purchases or Refinances
Depending on whether youβre purchasing or refinancing, the following documents are also required:
For Purchases:
β Signed Purchase Contract (In Entity Name if applicable)
β All Contract Amendments and Disclosures
β Earnest Money Deposit Receipt
β Title Company Details (Name, Contact, Email)
For Rehabs and Bridge Loans:
β Lender-Approved Rehab/Construction Budget (for Fix & Flip or New Construction Loans)
For Refinances:
β Current Mortgage Statement (with 12-Month Payment History)
β Payoff Statement(s) for Existing Liens
New Construction:
β Permits, Building Plans, and Contractor Agreement(s)
β Contractor License and Insurance β Required for all general contractors and subcontractors
β Construction Budget β Must match scope of work and include line-item breakdown
β Project Timeline or Build Schedule β Include estimated start and completion dates
β Lot Purchase Contract β If the lot is acquired separately from the build
β Recorded Deed or Lot Settlement Statement β If the land is already owned
β Survey and Site Plan β Showing property boundaries and placement of improvements
β Utility Availability and Septic/Well Approvals (if applicable)
β Appraisal Ordered As-Completed β Reflecting projected property value upon build completion
π Required for All Investment Loans:
β Photos of Interior and Exterior of Property (If not current photos are not available online)
β Proof of Insurance:
- Insurance Binder with replacement coverage and Paid Receipt
- Must show the entity name (if applicable) and include the lenderβs mortgagee clause
β Voided Check (For Monthly Payment Auto-Draft Setup)
β Title Work:
- Preliminary Title Report
- Closing Protection Letter (CPL)
- Wire Instructions
β HOA Information (If Property is within an HOA)

- Current Rental Agreement(s)
- Rent Roll (if applicable)

12-Month Income History (if available)
- AIRDNA Rental Income Projections (if property has limited or no short-term rental history)
